This appeal arises out of a “train wreck” sort of real estate transaction involving essentially Jason Conner, appellant, and Albert Parsons, appellee. On 6 December 2018, Parsons filed in the Circuit Court for Kent County a complaint against Conner and Conner’s father, Barry Conner. The complaint included claims for breach of contract and unjust enrichment, and sought a constructive trust. Both Conners filed a motion to dismiss or, in the alternative, for summary judgment.
