Daniel S. Hudson co-founded MRP Industrial nearly a decade ago and since then has turned the Baltimore-based firm into one of the most active industrial property developers in the Mid-Atlantic.
MRP Industrial has completed more than 44 warehouses and invested roughly $1.5 billion in capital from Virginia to New York. Currently, the firm has 10 buildings in the pipeline representing $850 million.
“What is unique about us is we’re a 12-person deal team … but we’re a 12-person deal team that has … done as much work as any other team in the country,” Hudson said.
Hudson’s career started at the Trammell Crow Co. about 36 years ago before he joined Panattoni Development Co. as northeast regional partner. During that time, Hudson was involved in a range of project types, from condominiums to office buildings. But in the last 15 years, he has focused on the mid-Atlantic’s thriving industrial market.
“Industrial buildings took a long time to get pretty sexy,” he said.
One of the critical ingredients in MRP Industrial’s success, he said, is creating a corporate culture that reflects the firm’s values. In this case, that means making his team feel appreciated, challenged, and then rewarded.
“I think you have to ask people clearly to do things and then thank them profusely for doing a good job,” he said.
While Hudson takes pride in the growth at MRP Industrial, he wants his firm’s legacy in Maryland to be more than deals closed and warehouses built.
“I would think (our legacy) would be that we are a group of nice people who were really good at what they do,” Hudson said.
