Calling it a new chapter in the story of west Baltimore’s renaissance, officials with MCB Real Estate, Atapco Properties and MLR Partners Thursday announced a new mixed-use development currently under construction on North Avenue will be renamed Reservoir Square.

P. David Bramble, co-founder and managing partner of MCB Real Estate, said the eight-acre neighborhood in west Baltimore at 750-850 W. North Ave., formerly known as Madison Park North, ties together Baltimore’s historic neighborhoods and will provide increased opportunities to live, shop and work. He added that the project strikes a personal tone with him, having grown up in west Baltimore himself and now where he and his wife raise their children.

The development team held a community charrette at Dorothy I. Height Elementary to solicit feedback for the new name that was attended by more than 60 community members, Baltimore City Council President Nick Mosby and Councilman James Torrence. The name Reservoir Square is a direct nod to the adjacent, historic community of Reservoir Hill, and celebrates the urban squares of Baltimore.

The first phase of Reservoir Square, currently under construction, includes the creation of a new street grid, more than $1 million in improvements to North Avenue and the sale of 120 townhome lots to Ryan Homes. The first townhomes will be available for sale this fall. The second phase includes the development of the remaining two parcels, totaling nearly 3 acres, bringing the first fresh-food grocery store to the Reservoir Hill neighborhood in decades, along with office space, 200 apartments and new retail options.
