Pella Mid-Atlantic expands in PG County

Pella Mid-Atlantic Inc., a window and door installation company serving customers in Maryland, Washington, D.C., Northern Virginia and Delaware, is expanding its warehouse space in Prince George’s County.

The announcement came from Lee & Associates, a national commercial real estate brokerage, management and appraisal services firm with offices in Maryland. Pella Mid-Atlantic recently signed 

a lease with Oliver Street Capital to renew 59,000 square feet of space and expand by 41,000 square feet at 12100 Baltimore Ave. in Beltsville, according to a release. 

With the expansion, Pella Mid-Atlantic occupies 100,000 square feet of space within a nearly 125,000-square-foot single-story warehouse/industrial building. 

“We were, quite literally, bursting at the seams, and needed a real estate solution in order to maintain the momentum of our group,” Pella Mid-Atlantic CEO George Ballman said. 

“The best-case scenario was to absorb the space adjacent to ours, but it was unfortunately being utilized by a separate company.”

Independently owned and part of the national network of Pella distributors, Pella Mid-Atlantic’s warehouse site was once used for corporate, administrative office and warehouse/light manufacturing uses. In the past decade, business traffic has skyrocketed, Ballman added.

“Many positives resulted from the scenario.” Ballman said. 

“We are now able to relinquish space in our second warehouse and we will soon have all our operations under the same roof. The new lease extends our term and provides our business with more certainty.”

The Beltsville warehouse, built in 1983, is adjacent to US Route 1, relatively close to Interstate 95, and is situated about halfway between BWI Airport and Ronald Reagan Washington International Airport.
