MD property management firm enters NC market

Obrecht Properties LLC, a development company based in , announced Tuesday that it has officially entered the market after acquiring a near-30-acre parcel in the Fayetteville area. 

The firm also announced it broke ground on what will be The Gateway at Military . Located at 2755 Procurement Circle near Fort Bragg, the planned business community will include six single-story buildings totaling 325,550 square feet of flex/industrial space supporting multiple industries, including defense, medical-related and call center positions, a release says. 

Phase I of the project – comprising two single-story buildings spanning 52,500 square feet – is expected to be complete next summer, according to Obrecht Properties.

“Obrecht Properties is moving forward with The Gateway at Military Business Park with tremendous confidence, driven by factors including the urgent need for best-in-class flex/industrial space to meet the emerging needs of end-users in the greater Fayetteville region, the area’s strategic position in the rapidly-growing southeast section of the country, and outstanding demographic fundamentals, including a highly-trained labor market,” Obrecht Properties Chairman Thomas F. Obrecht said according to a release.

“We have had our eyes focused on North Carolina for quite some time based on its consistent population and job growth and found the perfect site to execute our development plan.”

The two buildings included in Phase I are equipped with 18-foot clear ceiling heights, 10-by-12-foot drive-in loading docks and individual bays that can support various uses, including light manufacturing operations, warehouse and logistics, and part-office/part-warehouse configurations, according to Obrecht Properties. 

“This is a tremendous win for our area,” Fayetteville Mayor Mitch Colvin said. 

“Obrecht Properties’ arrival and development plans will help advance a long-term objective of increasing our flex office and light industrial capacity, placing us in a better position to attract new companies to the region and, in turn, create new jobs. The Gateway at Military Business Park will provide an economic shot in the arm for the entire region and benefit multiple stakeholders.”

The Gateway at Military Business Park represents Obrecht Properties’ first venture outside Maryland. According to U.S. Census Bureau data cited by Obrecht Properties, North Carolina is the nation’s top-ranked state for domestic migration and the third fastest-growing state.

The response to The Gateway at Military Park project has been “robust,” according to Obrecht, as he and his colleagues explore prospective tenants for the site.

“We believe that our plans match the region’s long-term vision for economic development and job creation, and will serve as an economic engine that will serve many stakeholders and positively reverberate throughout Cumberland County and the state of North Carolina,” he said.
