Middle River’s Hawthorne Plaza sold for first time in 64 years
Neuman Commercial Group LLC Friday announced the sale of Hawthorne Plaza, a 69,582-square-foot neighborhood shopping center in Middle River, the first time the property has been sold in 64 years.
Constructed in 1960 at 2105 Eastern Blvd., near Martin State Airport and Interstates 695 and 95, the property was sold for the first time by the original owners, Hawthorne Inc., for $6.4 million. Ten grocery, food and beverage, discount and service tenants occupy 98% of the property. Geresbeck’s family-owned grocery has been an anchor tenant at the center since 1988.
Gil Neuman of Neuman Commercial Group advised the buyer, Rockpark Group with Redwood Capital Group. Thornhill Properties Management assisted the seller.
Hawthorne Plaza fronts the Eastern Boulevard commercial corridor at a signalized intersection, with an average 38,000 cars daily. Its specialty grocery draws from a wide trade area including beyond Baltimore from southern Pennsylvania to the Maryland Eastern Shore.
Approximately 49,000 residents live within a two-mile radius and 176,000 within five miles. Area landmarks include Martin State Airport with general aviation and the Maryland Air National Guard, the Aviation Station and Rocket Lab USA Inc.’s new 113,000-square-foot Space Structures Complex.
