Baltimore County business park completes $1.3M renovation

Baltimore County business park completes $1.3M renovation

A project totaling nearly $1.3 million has culminated at Sulphur Spring Business Park, a three-building business community in Halethorpe, Baltimore-area development company announced June 10. 

The business park in southwestern contains nearly 170,000 square feet of flex office/warehouse space as the renovation’s scope primarily focused on an upgrade of the buildings’ appearance, physical plant features, lighting and tenant signage, according to a release.

In addition, roll up doors were replaced with insulated doors to improve energy efficiency, exterior lights were upgraded with LED product technology and new light box signage was installed for enhanced nighttime visibility, according to Hill Management Services. 

The real estate firm facilitated the replacement of a mansard roof with an exterior insulation and finish system façade on one of the buildings, painted the exterior of the business park’s three buildings and installed new canopies over building entrances, adding a new roof on one building.

“These improvements were designed to improve the appearance, and maximize energy-efficiency and functionality of Sulphur Spring Business Park to better serve the needs of our tenants,” Hill Management executive Danielle Beyrodt said in a statement.

“This investment of resources is driven by our mission to remain proactive in our approach to elevate our assets to best-in-class status and provide the highest-quality working environment for our tenants.” 

One of Sulphur Spring Business Park’s tenants is Cornerstone Precision Technologies, a government contracting firm that performs research, development, testing and evaluation of military radar and electronic warfare systems.

J.J. Froh owns the company that commenced business last year at the Halethorpe development, which is located at 1622-1772 Sulphur Spring Road. 

“The upgraded front façade and new paint scheme is aesthetically pleasing and provides the business park with a contemporary appearance,” Froh said. “The installation of new insulated drive-in doors in all the units will help reduce heating costs during the winter and also make the space more comfortable.”
