Dundalk manufacturing facility sells for $2.3M
Joseph Kavanagh Co. has sold its corporate headquarters and manufacturing facility at 8100 Lynhurst Road in Dundalk to Titan Steel Corp. for $2.3 million, MacKenzie Commercial Real Estate Services announced Monday.
Spanning nearly 19,000 square feet, 8100 Lynhurst Road contains office, industrial and warehouse space, according to a release. The Baltimore County business primarily specializes in metal bending and rolling.
Founded in 1866 by Joseph Kavanagh, the company originally opened as a coppersmith shop before transitioning into a metal bending and rolling company. Joseph Kavanagh Co. primarily works East Coast-based clients, and has supported construction projects at Camden Yards, and locally produced movies and television shows.
The company is unwinding operations as it is scheduled to close later this year, a release says.
“This multi-functional building attracted significant investor and user-occupied interest, as single-tenant assets of this size and location are extremely difficult to come by currently,” MacKenzie executive Andrew Meeder said in a release.
“The building is in excellent condition and the presence of Industrial Outdoor Storage space fueled increased attention on the site. Titan Steel Corporation emerged as the preferred buyer, in part, due to its presence approximately six miles from the site.”
The 2.27-acre property located at the intersection of Lynhurst Road and North Point Road has 14- to 16.5-foot ceilings, two drive-in loading docks, roughly 2,500 square feet of office space and a fenced outdoor storage yard, according to a release.
The company, whose vice president is Joe Kavanagh (the founder’s great-great nephew), contributed to sculptures at the Smithsonian, Rock and Roll Hall of Fame and Hippodrome Theatre, according to MacKenzie.
