Knott Realty completes Baltimore County construction project

, a development company based in , announced it has completed the final phase of an park project in the Rossville-Rosedale area. 

Construction has wrapped up for two industrial buildings at 9107 and 9115 Yellow Brick Road encompassing roughly 276,000 square feet of space, representing the culmination of Knott Realty’s Yellow Brick Road development, bringing Rossville Industrial Park’s capacity to about one million square feet of space among nine buildings, according to a release. 

Knott Realty is now seeking tenants as the properties are on the market for lease, according to a Lawrence Howard & Associates spokesperson. The company, whose main office is in Timonium, plans to install solar panels on rooftops of the recently completed Yellow Brick Road properties and apply for LEED® certification, according to a release.

“9107 and 9115 Yellow Brick Road are modern, best-in-class industrial assets,” Knott Realty executive Taylor Fields said. 

“Both buildings are move-in ready and ideally positioned for logistics, light manufacturing, and other large-scale users – offering one-day access to more than 100 million consumers, a world-class transportation network, and one of the nation’s most skilled labor pools.”

The single-story buildings are equipped with 32-foot ceiling heights, ESFR sprinklers, high-bay LED lighting and a seven-inch unreinforced concrete slab. The property at 9107 Yellow Brick Road occupies 150,492 square feet, offers 46 dock doors, two drive-in doors and contains 226 vehicle parking spaces. 

The nearby 9115 Yellow Brick Road occupies 125,791 square feet, has 38 dock doors, two drive-in doors and 160 vehicle parking spaces, according to Knott Realty.
