Contracts — Subcontract — Mechanics’ lien

Appellant, Camp Springs Allentown, LLC, appeals from an order of the Circuit Court for Prince George’s County granting appellee, Kingdom Work Construction Company, LLC, a mechanics’ lien for the subcontracting work they had performed outside of the construction subcontract, which was also the subject of four change orders.

Although appellant secured from appellee a “Subcontractor Partial Release of Liens,” the circuit court found that the release was ambiguous and construed it against the maker, appellant. Further, the court found that even if the release was not ambiguous, appellant had breached the terms of the release. At the end of the trial, the circuit court entered an order establishing a final mechanics’ lien reflecting the amount due for the change orders, plus interest. Appellant filed this timely appeal …
