Todd Watkins
Co-Founder, Railfield

Prior to forming RailField, Todd was a founding partner of J.S. Watkins Partners, an advisory firm that advised clients on over $25 billion for multifamily transactions. He previously held several positions at Fannie Mae, including director of capital markets in the multifamily group. There, he was responsible for developing and implementing its strategy for the purchase of seasoned loan pools from large financial institutions as associate general counsel.
Making the jump from a long-term, successful career as a corporate lawyer to becoming an entrepreneur was a significant transition. Watkins and his partners used their vast knowledge and experience to grow the firm into a formidable, reputable business with zero to 22 assets in 10 years through varying economic cycles. Todd has over 20 years of experience in the multifamily industry and expertise in real estate law, compliance and deal structuring.
Watkins graduated with an B.A. from Harvard University and a J.D. from the University of Michigan. He is currently the chairman of the board of CISV USA, the American affiliate of the International Peace Education Group, Children’s International Summer Villages. Continuing his lifelong theme of supporting the younger generation and providing meaningful interactions focused on inclusion, Watkins has volunteered for 20 years on the Harvard Club of Washington, D.C.’s Schools Committee.
