A historic mansion converted into primarily office space has hit the market with only one current vacancy.
The building, at 100 E. 23rd St., was built in 1886 as a single-family home known as the Hooper Mansion. The property was originally part of the Goucher College Campus and is listed on the National Historic registry.
There is one residential unit in the property on the fourth floor — a two-bedroom apartment.
There are 10 individually leased office spaces in the building and a recording studio in the basement. Offices are on the first second, third and third floors of the property. Tenants include an attorney, a record company and photographer.
Justin Brewer, principal at RE/MAX Sails Commercial, said he’s had a few interested investors look at the property with an eye toward possibly converting the building to residential.
Conversion of Class B office space has been a trend in Baltimore encouraged by tax credits for creating more apartments. But Brewer said the expense of the renovation in this case may not be worth what an investor would receive in return.
“You’re essentially going to put half-a-million dollars into it to essentially end up right back at the same rent roll you’re going to end up with if you just keep it as office,” Brewer said.
