Baltimore County warehouse bought for $2.3M
Pine Pep Properties LLC has acquired a 12,170-square-foot property in northern Baltimore County with intentions of opening The Yard Gym Timonium, MacKenzie Commercial Real Estate Services announced June 25.
Located at 2001 to 2003 Greenspring Drive in Timonium, a section of the one-story industrial/warehouse building will be converted into a boutique, performance-driven training center this fall, according to a release. The near-50-year-old building was renovated in 2024 and is equipped with 16-foot ceiling heights and two dock doors.
Megan Monteiro owns the new Yard Gym site and is the landlord of the building, according to MacKenzie, who represented the seller – 2001-2003 Greenspring Dr LLC – as KLNB‘s David Fritz represented the buyer in the transaction.
“Greenspring Drive gives us the room to bring The Yard Gym’s elevated boutique training experience to life in Maryland,” Monteiro said in a release.
“Community staple Baltimore Floor Supply is the perfect co-tenant, and we now have the opportunity to introduce a coming-of-age fitness concept built around structured programming, world-class coaching, an electric atmosphere, and an unmatched sense of community.”
The Yard Gym Timonium will feature the brand’s dual-zone training approach, blending strength and endurance through its core RIG and TURF classes, according to MacKenzie.
Baltimore Flooring Supply will occupy about half of the building space, according to MacKenzie’s Patrick J. Smith said, adding that 2001 to 2003 Greenspring Drive is in close proximity to numerous business parks and dense residential neighborhoods.
“Equally as important, the new owner has acquired a highly-visible and strategically located asset with plans to backfill the remaining vacancy with a fitness concept,” Smith said. “The property remains in excellent condition and its flexible, open space layout will facilitate a rapid tenant build-out.”
